What is a "seasoned investor"?

Generally, a seasoned investor has completed 5 round-trip fix-and-flip projects (bought, renovated, and sold). However, we also consider rental portfolios, contractor licenses, and real estate licenses as qualifying experience.

Do you lend to less experienced investors?

Yes! For investors with good credit but limited experience, we typically lend 75-80% of the purchase price. Those with 3+ flips or combined experience can qualify for 80-85% of the purchase price.

What are the loan terms?

Standard terms are 1-year loans with interest-only payments. Extended terms are available for larger projects. We charge 2-3% in points based on volume, with no prepayment penalties.

How do I access renovation funds?

Construction funds are released on an as-completed basis. You can request draws through our mobile app with self-inspections, or we can send an inspector. Funds are typically released within 24-48 hours.

Do I need proof of income?

No income verification is required. However, we do run credit checks and background verification as part of our underwriting process.

What about insurance?

All funded loans require a 1-year builder's risk policy and flood insurance if the property is in a flood zone.
